Privacy and cookies

And not just from today's perspective, but also from a future perspective. As the owner and manager of the park, SEGRO is also pursuing a long-term strategy for the project in Dortmund.

In the first construction phase of SEGRO Park Dortmund, 56,000 square metres of logistics space will be created, divided between two properties. Both units are 12.20 metres high (lower edge of truss), equipped with heat pumps and LEDs and allow flexible room layouts according to user requirements. The space in this first construction phase is being built on a speculative basis - this means that the space now being created will not be let before construction begins and will therefore still be available to interested companies. Completion is planned for April 2026. Goldbeck has been commissioned as the general contractor to carry out the construction work.

In total, more than 200,000 square metres of logistics and commercial space will be created on the 60-hectare site of a former coal-fired power plant between Dortmund and Castrop-Rauxel in the coming years. Together, four big-box logistics properties and three properties for urban logistics / light industrial are planned. A wide range of space sizes - from around 8,000 to 85,000 square metres of contiguous space - will ensure that there is suitable space for a wide variety of companies and concepts. A multi-storey car park with around 400 parking spaces is also being built.

SEGRO is focussing on modern and sustainable features for the construction of the site. All roof surfaces and some of the façades will be greened. This not only contributes to biodiversity, but also helps to manage the temperature on the site more efficiently. In addition, only light-coloured road surfaces are used, which reflect the sun's rays. Furthermore, photovoltaic systems with a capacity of ten MW peak will be installed on the roof areas, which will help to ensure a fossil-free energy supply for SEGRO Park Dortmund. A high energy-efficient building standard and charging points for electric vehicles will also contribute to this. Insect hotels and nesting areas for the little ringed plover will also be installed. An existing bat bunker will also be preserved. The well-being of employees has also been carefully considered in the design of the development, so that it appeals to even the most demanding companies that want to offer their employees a pleasant workplace. This includes recreational areas for breaks and high-quality facilities for lorry drivers, such as showers and other amenities. An area will also be created where 35 lorries can park on the site between their journeys. With the integration of these measures, SEGRO Park Dortmund is aiming for the DGNB platinum sustainability certificate.

SEGRO Park Dortmund will be characterised by its optimal connections. The Castrop-Rauxel-Ost motorway junction on the A42 and A45 can be reached in three minutes. In addition, the Bodelschwingh motorway access road is also to be upgraded as part of the development of the site. Should future prospective tenants have a corresponding need, there is also the possibility of a railway siding.
