The Fourth Simplified Planning Zone: A New Chapter For Slough Trading Estate
SEGRO and Slough Borough Council have agreed the fourth iteration of the Simplified Planning Zone (SPZ) at Slough Trading Estate, reinforcing the area’s reputation as one of the UK’s most dynamic business hubs.
Since its inception in 1995, the SPZ has played a critical role in attracting and retaining investment, providing businesses with a streamlined planning framework that accelerates growth.
By granting automatic planning permission for specific types of development within agreed parameters – including data centres, warehouses and research and development facilities – the SPZ removes the need for consultation and facilities efficient project delivery and provides more certainty around investment decisions and timescales.
The latest SPZ introduces several unique elements, including restrictions on maximum building heights, new cycleways and pedestrian crossings, and enhanced sub-zones to protect the amenity of nearby residential areas.
A mandatory Design Code has been implemented to ensure high-quality buildings that integrate well within the urban landscape while maintaining flexibility to accommodate evolving business needs. It also mandates sustainability standards to ensure robust energy performance requirements for all new buildings and extensions under the SPZ.

SEGRO is exploring the introduction of a new shuttle bus service connecting Burnham Elizabeth Line Station to Slough Trading Estate. Customers are invited to help shape the service by completing a short survey on travel patterns.
