First letting agreed at SEGRO Logistics Park Northampton
Yusen Logistics UK has become the first customer to lease a building at SEGRO Logistics Park Northampton, after signing almost 1.2 million sq ft of highly sustainable warehouse space at the state-of-the-art, multi-modal development. The building will be Yusen’s largest facility globally and is understood to be the biggest warehouse in the Midlands
Yusen Logistics – a leading global supply chain logistics company – is an existing customer at SEGRO’s Grange Park estate in Northampton. The lease, which is subject to detailed planning consent, is for Yusen Logistics to occupy a 1,191,000 sq ft unit at the 600-acre industrial and logistics park, which benefits from a 35-acre Strategic Rail Freight Interchange, and which will enable the company to provide its customers with rail freight distribution solutions and support them in reducing their carbon emissions.
In line with the company’s Responsible SEGRO commitment to Champion low-carbon growth, the unit will be developed to high sustainability standards, targeting a ‘BREEAM Excellent’ rating. Features include an array of PV panels and 220 EV charging units will also be available onsite to power Yusen Logistics UK’s all electric company car fleet.
The unit is expected to be fully operational by summer 2025. Meanwhile, the construction of the rail freight terminal has been completed and Network Rail is scheduled to undertake the signalling work to connect the terminal to the rail network by Autumn 2024.

SEGRO is implementing a series of programmes to support the local community, helping deliver long-term economic and social benefits to the region. Its Community Investment Plan for Northampton, first launched in 2021, has enabled the ongoing delivery of an employment and skills programme with local partner Track NN providing support and training and for members of the local community. A community environmental project was recently completed at St Crispin’s Community Centre in partnership with Groundwork Northampton, which involved the creation of a multipurpose Wellbeing and Wildlife Garden to allow service user groups to use the outdoor space. Additionally, a schools programme focussing on the logistics and construction industry has been launched to five local schools, in collaboration with Goodwill Solutions.
SEGRO Logistics Park Northampton will deliver up to 5 million sq ft of modern distribution space and is adjacent to Junction 15 of the M1, close to Northampton. The site includes a 235-acre community park, offering footpaths, cycle routes new woodlands and wetlands, 20km of hedgerows and the planting of 60,000 new trees.

Strategic Rail Freight Interchange are an essential part of the UK’s logistics network, contributing £1.7 billion* to the economy. They also play a vital role in easing congestion, with each freight train removing up to 76** HGVs from Britain’s roads. Rail freight is also significantly cleaner and greener than road or air freight, with every tonne of freight transported by rail generating 76% fewer carbon emissions compared to road haulage**.
SEGRO has incorporated a successful intermodal SRFI, operated by Maritime Transport, at SEGRO Logistics Park East Midlands Gateway near Castle Donnington. It can accommodate up to 16 freight trains a day and provides direct access to the UK’s SRFI network, as well as major UK ports such as Southampton, Felixstowe, London Gateway and the Channel Tunnel.
DfT recently announced a rail freight growth target of 75% growth in net freight tonne kilometres by 2050.
